Lloyd Street Business Estate is located in Kensington on the former Four & Twenty Pie facility. The 6.4ha site has been developed into 74 office/warehousing sites varying in size from 170sq.m to 2500sq.m.

DCE were engaged to carry out the detailed design of the civil infrastructure including the tendering and project management of all the civil works. DCE's brief also included the tendering and project management of the demolition and clearing of the extensive existing improvements on the site.

The existing council drainage system was inadequate to cater for the new development with the abutting Lloyd Street regularly flooded in high rainfall events. DCE overcame this constraint by designing an on-site retention system which comprised of a combination of the new internal piped drainage network and a dedicated underground tank with a controlled outlet into the existing Lloyd Street drainage network. The system was designed using Infoworks a dynamic hydraulic modelling software package.
